Jamestown Mall Market Analysis and Feasibility Study

 
 

The i5Group led a multi-discipline team for a Market Analysis and Feasibility Study for the Jamestown Mall site. Jamestown Mall was initially developed in 1972 as an enclosed shopping center. The Mall was permanently closed in 2014 and is currently owned by the St. Louis County Port Authority. The Market Analysis and Feasibility Study combined a comprehensive market analysis of a wide range of realistic redevelopment scenarios with extensive community engagement to determine the future land use for the 140-acre site.

The planning team initially developed six land use scenarios for initial analysis. Based on the initial market analysis and input from the community, three scenarios were chosen for final analysis.

The recommended land use by the i5Group Team was the ‘Ag-Food Technology Campus,’ which had multiple strengths, including:

  • Opportunity as an expansion space to support the growing regional AgTech/Ag-Food Sector.

  • Leveraging nearby existing agricultural land.

  • Opportunity for North St. Louis County to align with the Greater St. Louis 2030 Jobs Plan.

The ‘Ag-Food Technology Campus’ scenario received strong community support. As an alternative land use, the i5Group Team report recommended senior residential with agri-living.
